INITIAL CONTACT

FREE CONSULTATION

During your consultation with our founder, Liam Walker, we’ll discuss your project’s goals, requirements, desired finishes, budgets, timelines, and possibilities. Liam will also walk you through our comprehensive 12-stage process in detail.

BUDGET ESTIMATE

When you’re ready to move forward we will conduct a site visit where we will gather the necessary information to provide a detailed budget estimate  , including project management and design fees. Upon your approval of the provisional budget, we can enter into a formal agreement.

3D MEASURED SURVEY

Our architect will visit your property to conduct a 3D measured survey, gathering all the necessary dimensions for precise development drawings. This typically takes about 60 minutes, depending on the project size.

PROPOSED DESIGN

An RIBA-certified architect will create schematic drawings for your approval. We’ll discuss any modifications you’d like before submitting the design for planning approval.

PLANNING PERMISSION

We’ll handle the planning application on your behalf and liaise with the local planning office to secure the best outcome. Planning approval usually takes around two months. If your property is listed or complex, we may engage specialist planning consultants.

BUILDING REGULATIONS

Once your planning proposal and building regulation drawings are approved by building control , your project will be ready to commence. We’ll work with local authorities or private building control firms depending on the project, and begin interior design, finalising the scope of work, and cost planning.

STRUCTURAL CALCULATIONS

Our partnered structural engineers will create structural drawings, ensuring a clear path for the construction process.

PARTY WALL AGREEMENTS

If structural changes impact neighbouring properties, a party wall agreement may be required. The timeline for this depends on the responses from neighbours and surveyors.

PROJECT MANAGEMENT & QUANTITY SURVEYING

We recommend that Buildtonic oversee the project management and health and safety responsibilities under CDM 2015 to eliminate cost uncertainty and reduce risks. This includes developing a detailed cost plan.

CONSTRUCTION

We begin building your loft conversion, home extension, basement, renovation, or new build. Our skilled team of builders, carpenters, and tradespeople ensures top-quality construction, working alongside specialist subcontractors as needed.

FINISHING TOUCHES

Once construction is complete, our remedial work specialists will conduct thorough walk-throughs to note any finishing touches. We’ll address these revisions to ensure your project is flawless, and a professional cleaning team will prepare your new space for use.
